This initiative comprises of two separate sites. The first a scheme of 63 apartments and houses located on Winchester Road in Southampton where Orchard are working with Radian whilst the second scheme of 36 apartments and three shops in association with Raglan Housing Association is in Amesbury.
152 Winchester Road, a former residential care home that did not meet the ongoing requirements of its residents and was closed. Orchard have recently obtained a planning consent for redevelopment of the site to provide 2 three storey apartment blocks comprising of 58 one and two bedroom apartments. To the rear of the site 5 houses will also be built.
The dwellings have been designed to meet the exacting standards of Radian who will take possession of the completed dwellings in early 2010, and be provided as affordable housing.
The development is also being built to Level 3 of the Code for Sustainable Homes. This code seeks to tackle global warming by ensuring that more sustainable and efficient building methods are employed in the construction process, such as by sourcing local products and by incorporating greater insulation into the fabric of the buildings.
Butterfield Down in Amesbury comprises two separate apartment blocks totalling 32 dwellings, again to be built to Level 3 of the Code for Sustainable Homes. The scheme also includes three ground floor retail units in one of the blocks, which are intended to provide convenience stores for the local community. Test Valley Borough Council granted planning permission in May 2007 to provide 12 self-contained apartments on site. Southampton based architect, Julian Boswell, was commissioned to design the scheme and he has produced a contemporary development mainly over two storeys but with a small element in a second storey. The result is a striking modern development in the heart of the historic centre of Romsey.
Orchard have a proved track record of successfully developing brownfield sites and have been looking at ways to maximise the development opportunities which the land presents. Following a detailed analysis of the various alternatives which the site presents, the directors of Orchard are delighted to now be taking the first steps to implement this consent for residential redevelopment.
